Average home size increases in Germany
The study included all German cities with a population of more than 400 people, in total 9,000 municipalities and 100 city districts. Even the unprecedented rise in real estate prices did not stop people from acquiring property with a larger living space.
The average living space per inhabitant thus increased by 1.5% from 2015 to 2020 in large German cities. In rural areas, this figure reached 3.7%. It is mentioned that over five years, the average growth was 1 sqm per capita.
With 75 sqm per person the municipality of Beuren in the Stuttgart region features the largest surface area, while Raunheim in the Darmstadt region has the smallest living space with no more than 34 sqm per person.
In Frankfurt am Main, Stuttgart, the average house size per capita is 37 sqm. In Cologne and Berlin, the figure has remained the same for several years – 38.9 sqm.
Some analysts claim that surface area per inhabitant has risen since 1995, with 2015 being the only exception.
According to data provided by the largest German banking group DZ Bank, German homes have gotten larger by an average of 0.2 sqm annually.
Experts believe that the propensity to buy larger apartments will remain unchanged. It was prompted, among other things, by the massive transition to remote work during the pandemic.
